Greater Capital Area Association of Realtors released their August 2015 Market Report for Single Family Homes in Montgomery County, MD. Highlights from the report are that active August inventory decreased 7.2% throughout the county with 616 Actives on the Market compared to 664 Actives in August of 2014. The majority of that decrease came in Actives in the price range between $500,000 and $700,000. There were "108" active listings in that price range this August compared to "148" active listings in August 2014. Contracts and Settlements in August 2015 compared to August 2014 remained relatively flat with overall Settlement volume up 3% year-to-date at "2805" units sold compared to "2711" sold in August 2014 year-to-date. The overall picture is that both Median and Average Sales Prices in the County are rising and currently are at $661,500 Median and $783,518 Average compared to 2014 Median price of $620,250 and Average price of $750,771.
